A home inspection covers a visual inspection of the homes structure, construction, and mechanical systems. The Inspector will look for and identify immediate or potential problems within the home or the safety concerns of the occupants. It will estimate the remaining life of the major systems such as electrical, plumbing, HVAC, roof and will also list general maintenance and improvement items. The Inspector will meet or exceed Washington Standards of Practice and code of ethics. It is the goal of the inspector to put a home buyer in a better position to make a buying decision.
A typical home inspection takes anywhere from about 2-3 hours depending on square footage and design of the home and additional structures that apply.
The report E&M Home Inspection provides is a master checklist with photos and a easy to read summary of findings categorized by major defects, safety concerns, improvement items, differed cost items, other concerns, and general information about the home. The finalized report will be sent out by email within 24 hours of the paid inspection.
You do not need to be there at the time of the home inspection but I highly suggest that your are present because it is a valuable opportunity to see and learn more about the home and its systems and talk with a professional about any questions about any potential problems, safety concerns, or maintenance issues with the property.
We do not offer any any repair services of our own as Washington state sees this as a conflict of interest and forbids home inspectors to do work on any property we inspected for one year. I will however do my best to steer you in the right direction of a licensed professional to address any trade specific questions concerns found during the inspection.
The cost of a home inspection varies on the square footage of the home and any additional requested add on like a duplex, guest house, second shop/garage. They range between $350 - $650
Yes, Washington state requires 24 hours of continuous education each year, but I try to challenge myself weekly to learn something new about the industry as there is such a vast verity of new and old technology and building methods and I have a commitment to my clients to understand how to operate and understand when a system is incorrect or not operating correctly. I get my training, education, and information from American Home Inspector Training AHIT.COM, International association of certified home inspectors InterNACHI.com, and social media home inspector groups of licensed home inspectors helping each other grow and expand their knowledge and businesses.
